0% down in Washington: how WSHFC Home Advantage works
The state lends you the down payment. Home Advantage is a second mortgage of up to 5% of your first loan, with no monthly payment; it's repaid when you sell or refinance. Stacked on an FHA 3.5% down loan, your cash to close can be near zero.
Who qualifies: household income under the county limit (about $180,000 in King and Snohomish), a 620+ score, a 5-hour homebuyer class (online), and the home must be your primary residence. You do not have to be a first-time buyer.
The trade: the first-mortgage rate is slightly higher than a non-assisted loan. The pre-approval screen shows both payments so you see the exact cost of the help.
