Answer
VA, USDA, jumbo and DSCR: the rules that matter
VA: 0% down, no mortgage insurance, no loan limit with full entitlement. DTI 41% guideline, higher with residual income. Funding fee 2.15% first use, waived with a disability rating.
USDA: 0% down in eligible rural areas (parts of Snohomish, Skagit, Yakima and most of eastern Washington). Income limit about 115% of area median. There is no "USDA jumbo"; the loan is capped by what you qualify for, and the home must be in an eligible area.
Jumbo: anything above $1,209,750. 700+ credit, up to 89.99% LTV, 6 months reserves. Pricing varies widely by lender, which is why we show more than one.
DSCR: investor loans qualified on the property's rent vs. its payment (ratio ≥ 1.0), no income documents, 20–25% down, LLC vesting allowed.
